According to Tomasz Lebiedź, there is no clear answer to the question of the sales deadline. – It depends on what we consider the start of the sale. Is it the first time you list an offer, which often means a very high price? Or should the starting point be the moment when the seller finally made the price realistic? Whatever the calculation, it is clear that the time needed to find a client is longer than it was a year ago, he confirms. This ensures that a quick sale is still possible. These are properties that are perceived as attractive. – Attractiveness depends on factors such as price, location, type and technical condition of the apartment – he explains.

“I really don’t like it when clients fight over offers for apartments and the selling prices exceed the asking prices. This always and inevitably heralds an imminent market collapse,” says Joanna Lebiedź from the Polish Real Estate Federation.

What discounts can be negotiated? – And there is no clear answer to this question. It depends on the asking price, says Lebiedź. – Sometimes, when the price was exaggerated and the seller got tired of waiting for the buyer, discounts exceeded 20%. However, this cannot be treated as a rule. A good seller can sell the apartment above the asking price, even in difficult times. Negotiation involves emotions, not strict rules.
According to Krzysztof Kabaj, buyers can now count on discounts of up to several percentage points. Katarzyna Liebersbach-Szarek estimates that the discounts are still small. “The good news is that prices have fallen and remain relatively stable,” the broker says.
Tomasz Rożek, in turn, talks about ever-increasing discounts. – They also apply to one- and two-room apartments – he emphasizes.
