Potential buyers of new apartments in most major cities went on vacation in August, and developers did not rush to furnish them, says Marek Wielgo, an expert at the RynekPierwotny.pl portal. – The result was a stabilization of the average price per square meter of premises in the offers of development companies from Warsaw, Tri-City, Łódź and Silesia-Zagłębie, he adds.
In Krakow, Wrocław and Poznań, the average price of new apartments has risen again – according to preliminary data from BIG DATA RynekPierwotny.pl.
Where are new apartment prices again on the growth trajectory?
In Warsaw and the Upper Silesian-Zagłębie metropolis, August was the fifth month this year in which the average price per square meter of apartments offered by developers remained at the same level as the previous month. “We can also be pleased with the slowdown in price increases in the Tricity and Łódź, where in July the average price of new apartments per square meter increased by as much as 2%,” recalls Marek Wielgo. “We saw a similar increase in Wrocław. In August it was 1%. The same is true in Kraków and Poznań. However, prices have returned to an upward trend in these cities. A month ago in Kraków we celebrated the first 1% drop in the average price per square meter after 2.5 years. In Poznań, a three-month streak without wage increases has been interrupted.

As Marek Wielgo says, August brought no changes in the race to become the leader in price increases this year. – Łódź and Wrocław continue to lead. Since the beginning of the year, the average price per square meter has increased by 10 percent in these two cities. Poznań knocked Warsaw from second to third place – the expert says. – The increases were 7 and 6 percent, respectively. In turn, in Krakow the average price increased by 5 percent, in the Tricity – by 4 percent, and in the cities of the Upper Silesian-Zagłębie Metropolis – by 3 percent.
